LIVINGSTON, NJ – Sabre Real Estate Group LLC and Saber Real Estate Advisors, LLC, announced that a new shopping center, located at the Route 10 retail corridor in Livingston, is close to breaking ground after four years of planning and the signing of leases with a major retailer and three national restaurant chains.

The Container Store®, the nation's original retailer of storage and organization products, will be the anchor tenant at The Corner at Livingston Circle, a new 41,000-square-foot retail center to be built near the intersection of Route 10 and Eisenhower Parkway in Livingston.

Joining the Container Store, which will occupy a 24,500-square-foot building in the center, are Shake Shack, Starbucks Coffee and Blaze Pizza, according to Larry Anderson, the Executive Vice President of Sabre Real Estate Group who is overseeing leasing for the center.

“The town is excited about this,” said Livingston Mayor Alfred Anthony. “We’re very pleased to have that corner of the circle vibrant again with new, quality businesses.”

Saber Real Estate Advisors, with offices in Aventura, Florida and Armonk, New York, is developing the site. The property has been rezoned and building-permit applications are awaiting approval. The developer anticipates beginning construction within a month and completing the project by the end of 2016. Anderson has worked with the developer and The Container Store elsewhere.

The Container Store’s Livingston location will be its first location in Essex County and the third in New Jersey. Other locations are in Cherry Hill, Camden County and Paramus. According to Anderson, the retailer had a desire to locate in the Livingston area, but required a site that was highly visible and had regional access to their customer base.

Meanwhile, The Circle will be the fourth Garden State location for the Shake Shack, which serves hamburgers, hot dogs, French fries, frozen custard and other items. Other Shake Shack locations are in Bridgewater, Somerset County, and Paramus.

The Starbucks Coffee location in the new center will be the chain’s second in Livingston, but the only one with a drive-thru.

Blaze is the nation’s largest and fastest-growing build-your-own pizza chain with 103 restaurants, including sites in Wayne, Newark and Paramus and 87 additional sites in development.

Anderson said Sabre Real Estate Group is close to signing another as yet unidentified tenant, which would leave less than 7000 square feet to complete the lease-up of the center. The center is seeking retailers whose customers are compatible with shoppers likely to frequent the Container Store, he said.

The Corner is one of the most well-known retail locations in Essex County, with favorable residential demographics and a strong daytime customer base with several corporate headquarters nearby, said Anderson.

“It’s a great demographic. There’s lots of wealth in Livingston,” said Anderson. “This location is a very important intersection with several million square feet of office space in close proximity.”

Other retailers nearby include The Fresh Market, Buy Buy Baby, ULTA, World Market, TJ Maxx, Nordstrom Rack, Olive Garden, Men’s Wearhouse, DSW, Game Stop, Wells Fargo Bank, Chipotle, The Tile Shop, TGI Friday’s, Party City, Best Buy, TD Bank, McDonald’s, Staples, Golfsmith and many others.

The Corner at Livingston Circle will serve a growing residential population of more than 156,000 people within a five-mile radius with a median household income of more than $120,000. Daily traffic count exceeds 31,600 vehicles.   

The local population, according to Anderson, is extremely well educated and there is a daytime population of 246,299 within five miles of the center, which is approximately 35 minutes from New York City.

According to Anderson, Livingston’s proximity to New York City has contributed to its appeal among affluent white-collar suburban commuters.
